Inspection and Moisture Mapping
A technician inspects visible growth, then traces the moisture with meters and infrared imaging to find everything you cannot see, including growth inside cavities. Containment and Air Control
The work area is isolated with plastic sheeting and put under negative air pressure using HEPA-filtered machines exhausting outside. Removal of Colonized Materials
Porous materials with active growth, like drywall, insulation, carpet pad, and ceiling tile, are removed, bagged inside containment, and disposed of. DIY or Professional? An Honest Breakdown
You do not need us for every spot of mildew, and a company that says otherwise is selling fear. Here is the honest division of labor. Handle it yourself when the growth is smaller than a bath mat, on a hard non-porous surface like tile or glass, clearly caused by everyday condensation, and you have no household members with asthma, allergies, or immune conditions. Clean with detergent and water, wear gloves and an N95, and fix the ventilation issue that caused it.
Call a professional when any of the following is true: the affected area exceeds about 10 square feet, growth is on or inside porous materials like drywall or insulation, the mold followed a plumbing leak or flood, you can smell it but cannot find it, it returns after cleaning, it is in your HVAC system, or the original water was contaminated. In those scenarios, DIY does not save money. Disturbing large colonies without containment seeds the whole house, and mold inside cavities simply cannot be reached without controlled demolition.

None of these items costs much, and most cost nothing but attention. Is black mold dangerous?
Less uniquely than the headlines suggest, but no mold colony belongs in your living space. Stachybotrys needs long-term saturation, so its real significance is what it says about your building: somewhere, water has been running for a while. Health responses vary enormously by person. The practical answer is the same regardless of species: fix the water, remove the growth under containment, verify the air.
How long does mold remediation take?
A single contained area, like one wall of a bathroom, typically takes one to three days including drying. Larger projects involving multiple rooms, attics, or crawl spaces run three days to a week, plus reconstruction time. Verification sampling, when used, adds a lab turnaround day.
Does insurance cover mold remediation?
Usually only when the mold resulted from a covered, sudden water loss, like a burst pipe you mitigated promptly. Mold from long-term leaks, chronic humidity, or deferred maintenance is typically excluded, and many policies cap mold coverage at $1,000 to $10,000 even when it applies. Should I test for mold before remediating?
If you can see or smell mold, testing rarely changes the plan: the growth must be removed and the moisture fixed either way. Testing earns its cost when growth is suspected but not found, when a physician requests documentation, in real estate disputes, and as independent verification after remediation. We recommend it in exactly those cases and skip it otherwise.
Can you just spray it with bleach?
Bleach whitens surface staining on non-porous material, and that is about all. On drywall and wood, the water in the bleach solution soaks into the material and feeds the roots the chlorine never reached, which is why bleached patches come back darker. Porous colonized material gets removed, not sprayed. That is not upselling, it is how the biology works.
Do we have to move out during remediation?
Usually not. Containment and negative air exist precisely so the rest of the house stays clean and occupied.
